About us
Anjio Property Management is a trading division of Anjio Property Marketplace Limited, a company registered in England and Wales (company no. 17031354), registered office 124 City Road, London EC1V 2NX ("we", "us", "our"). We are a member of The Property Ombudsman scheme (membership number T14663) and are registered with the Information Commissioner's Office (registration number ZC205193). These terms apply whenever you engage us to source, structure, refurbish, let or manage UK property on your behalf.
Our services
We provide property sourcing, project management and property management services: identifying and presenting potential acquisitions, project-managing refurbishment through independent delivery partners, arranging letting and ongoing management, and introducing you to independent regulated professionals where you need tax, legal, mortgage, pension or insurance advice.
Fees
We charge a single bundled fee per deal, covering sourcing, project management and delivery, which we quote to you in writing before you commit to anything. Third-party costs — solicitors, brokers, tax advisers, refurbishment contractors, finance — are payable by you directly to those parties, at their rates, and are separate from our fee.
What we do not do
We do not give financial, investment, tax, legal, mortgage, pension, insurance or inheritance advice. We are not authorised or regulated by the Financial Conduct Authority. Any such advice you need is given by independent, appropriately regulated professionals we introduce you to, and you contract with them directly. You should take independent advice before making any material decision.
Client money
We never hold your money. Funds move from you into your own UK company's bank account, and from there, where relevant, to a regulated solicitor's client account. The only payment made to us is our invoiced fee.
No power of attorney
We do not take power of attorney or any authority to act on your behalf without your specific written instruction for each step. Every property is bought and held in the name of a UK company that you own and control.
Capital at risk
Property values and rental income can fall as well as rise. Refurbishment can cost more and take longer than planned. Refinancing depends on lender criteria and valuation at the time, and may not be available. Rent guarantee and lease arrangements are subject to the terms, eligibility and continued solvency of the relevant provider. No return, rent, valuation, timescale or capital release is guaranteed, and past performance is not a reliable indicator of future results.
Ending our engagement
You may stop working with us at any point; fees are payable only for work carried out or deals completed up to that point, as set out in your written fee agreement for each transaction.

Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute arising from them.
